What a visit covers, and what it doesn’t

Your representative documents what can be seen on the day: the property, its condition and its surroundings, with timestamps and location on every photo. You decide what we focus on, such as a ceiling stain, the condition of the gate, or a neighbor’s new wall.

A standard visit isn’t a structural engineering assessment or a check of ownership. If you need a specialist, tell us and we’ll quote one. To confirm who owns the property, we can get a Certified True Copy of the title from the Registry of Deeds through our land records service.

Do I need to give an authorization letter?

No. For property inspections you only confirm, in your request, that you authorize a SEENDI representative to do the visit.

Can your representative get inside the property?

Yes, if access is arranged. Tell us who has the keys, such as a caretaker, tenant, guard or building admin, and we coordinate with them. Some condos and subdivisions need a gate pass or HOA permit, which we arrange with your help.

Can you visit without telling anyone?

Yes. When you request a visit, you can choose a surprise visit, and we won’t contact anyone before arriving. We can only document what can be seen from public areas unless someone lets us in.

Will you check the title too?

A property visit doesn’t verify ownership. We can get a Certified True Copy of the title from the Registry of Deeds as a separate task, so you can compare the owner and the property description.

Can I watch the visit live?

Yes. Add a live video call to your request, and your representative will call you from the site so you can see everything and tell them where to look.
